Challenges
Week 1 into the job we quickly stumbled upon our first obstacle. The existing timber deck only had a thickness of 11mm and joist centers of 450mm. This was reported to the customer immediately, and an agreement was made to upgrade the deck by installing an additional 11mm over the existing.This ensured the deck was structurally sound and in accordance with the NHBC guidelines of minimum deck requirements. This meant the programme was to be revised and further safety measures put in place with regards to the project now going over into live term time.

Spec
Our course of action involved replacing a 1250m2 of Flat Roof. The original scope was to strip off existing roof coverings, including 50 No. Rooflights, install new Garland/A Vc,. new flatboard scheme with drainer boards to external gutters, new tapered gutters formed under windows of sports hall roof to allow for scheme to work (flame free areas), Garland S/A detail underlay for flame free areas and torch on underlay to main field areas, Garland S/A capsheet o flame free areas and torchon mineral capsheet and new Fascias, Guttering and Drainage.

Solution
We listened to both our customer and the school managment and came up with a plan to complete the roof in 2 sections. Releasing the most important/sensitive areas of the school ahead of the kids returning.The guys worked 7 days a week to ensure this was achieved and erected temporary security fence around the remainder of the works with a 1 meter. clearance from the building.

Conclusion
The works were completed with minimal disruption to the day to day school activities.
The customer now has a brand new roof with a solid guarantee, giving them peace of mind for the next 20 years.
